Manitou Springs businesses prep for heightened flood risk

The Waldo Canyon Fire has created an environment that is prone to flash floods and mudslides.  Due to location and proximity to Fountain Creek, Manitou Springs is an area that many are concerned about.

"After a fire, the second disaster is flood because you have that barren area.  So business owners who weren't at risk for flooding before this may be at higher risk now.  So you absolutely want to consider a separate business flood insurance policy," said Carole Walker, executive director of the Rocky Mountain Insurance Information Association.

Kelly Myers, owner of Good Karma Coffee Lounge & Deli in Manitou Springs, said she recently purchased flood insurance after finding out she was not covered.

"I thought that when we bought the insurance for this business that we had flood insurance.  I thought, I better double-check with my agents and we didn't have flood insurance," said Myers.

Myers said along with the insurance, her shop has also placed sandbags in areas that could become flooded.  Fountain Creek runs beneath the kitchen of Good Karma.

"We knew there was a danger of flooding, but that didn't stop us from doing what we wanted to do," said Myers.

Myers said opening the shop during the "slow season" in Manitou Springs has been difficult, and she said if a flood did occur it would be devastating and a major financial burden.

Walker told KRDO Newschannel 13 that while flood insurance is recommended for all businesses affected by the Waldo Canyon burn scar, business owners need to know what the insurance does not cover.

For example, flood insurance will not cover the revenue the business would lose if closed due to a flood.

"Unfortunately, when it comes to flood insurance, there is a lot of confusion and lack of understanding about what it covers," said Walker.
